Real Estate Sales
When handling real estate sales, I pay particular attention to thoroughly reviewing the title deed and the property’s legal status, identifying any encumbrances and rights, and ensuring that the contractual terms are accurately and clearly documented. My goal is to ensure that my clients benefit from a secure, transparent, and legally sound transaction, minimizing the risk of future disputes.
Deed of Gift and Exchange Transactions
In the case of gift and exchange transactions, I ensure compliance with legal requirements, clarify issues related to gift tax, and properly address any special provisions—such as the establishment or maintenance of a usufructuary right.
Lease and Usage Agreements
When drafting lease and usage agreements, I prepare detailed and balanced agreements tailored to the specific characteristics of the legal relationship, which appropriately address the parties’ rights and obligations, payment terms, maintenance and termination rules, and security measures.
Resolving Joint Ownership Issues
In cases involving property division, termination of joint ownership, or the drafting of a usage agreement, I assist in resolving legal relationships between co-owners and in preparing the necessary documentation.
Land Registry and Tax Authority (NAV) Procedures
In addition to drafting documents, I provide full representation during land registry proceedings, including the registration of ownership rights and the recording of rights and facts. I also handle cases before the National Tax and Customs Administration (NAV), particularly regarding property acquisition tax matters.

Why is it crucial to involve a lawyer?

Buying or selling real estate may seem simple—until you actually get started: agree on a price, pay a deposit, sign a contract, make the payment, and hand over the keys. In reality, however, this is one of the most complex and risky legal transactions in a person’s life.

As a lawyer, I see every day just how much depends on the smallest details. A concealed encumbrance or an imprecise contractual clause can lead to lengthy legal disputes and significant financial losses.

Real estate law is therefore much more than just signing a contract. It requires serious attention to review the title deed, identify any encumbrances registered on the property’s title deed and clear the property of these encumbrances, clarify preemptive rights, and conduct the land registry proceedings.
